1. Initial Consultation
Here we meet either in person, virtually, or by phone to have a conversation to help me thoroughly understand your needs and find out if I’m the right fit to be your agent. I will provide a comparable market analysis helping to determine a suggested list price for your home, as well as a breakdown of my commission structure and marketing plan.
2. List and Market your Property
Once a Multiple Listings Contract has been agreed upon and signed, I will arrange for cleaners (if required) photographers, drone footage, and floor plan measurements. From here your listing will be uploaded to the MLS, as well as advertised on all social media platforms.
I will coordinate showings with prospective Realtors® and their buyers. I will provide detailed feedback from showings and help you respond to those insights if deemed necessary.
4. Offer Presentation
I will collect all offers received on your listing to review with you. I will offer professional insight to help guide you towards what offer to work with, as well as will provide insight on where to counter offer to ensure your best interests are maintained.
5. Accepted Offer
Once an offer is accepted, it will likely have subjects and conditions. I will work with the Buyer’s Realtor® to ensure all subjects and conditions are removed in a timely fashion. This may require me to collect additional data or information, open the property for home inspectors and appraisers etc. Whatever the case may be, it will be handled with utmost importance.
6. Subject Removal
Your property is now SOLD! From here I ensure deposits have been submitted by the buyer and will help put you in touch with a Notary to help handle your file. I will also be there to help navigate through the rest of the process such as assisting to schedule movers, any repairs deemed necessary, as well as to help answer any questions that may arise over the duration of the deal.
On or before completion day you will meet with your notary to go over all closing documents. Here you will be issued a Statement of Adjustments which will go over in detail the exact dollar figures that you can expect to receive once the money is transferred. The title will also be transferred into the buyer’s name on completion day, and you will be provided with payment for your sale
8. Possession Day
You will already be moved out of your home prior to possession day, I will have your keys to hand over to the Buyer’s Realtor®, and we will turn them over, leaving the place clean and smelling fresh for its new owners!
